Mold is everywhere around us. There are normal healthy levels in the outside air. There are excessive and unhealthy levels of mold and mold spores present in some homes when the right conditions are present.  Inhalation exposure can cause allergic reactions and respiratory irritations in some people. Continued mold growth can damage to the building and their contents. Mold can rot wood, damage drywall, and stain finished surfaces. Mold spores can enter a HVAC system and spread throughout a home.

Mold inspections may be performed if there are suspicions or concerns about the air quality in a home, or if moisture related damage is suspected.

The Complete Mold Inspection is performed in accordance with the Mold Inspection Standards of Practice of the International Association of Certified Indoor Air Consultants (www.IAC2.org).
This includes:
    a non-invasive, visual examination of the readily accessible, visible and installed systems 
      and components of the building (similar to a home inspection)

   Moisture, temperature and humidity measurements utilizing the latest technology and tools.

    At least three air samples (one indoor and two outdoor for comparison); and
    possibly one surface sampling at an area of concern.

A detailed report is produced, along with a lab report on the samplings. The mold inspection report will describe any conditions found that may be conducive to mold growth, substances that may appear to be mold, and any musty odors associated with mold growth, along with suggestions to remedy the conditions. The report will also help to explain the lab findings. The lab report will identify types of mold, and quantities.

A Limited Mold Inspection can also be performed and is limited to an area of concern chosen by the client.

Either a complete or partial mold inspection can be paired with your home inspection.

Fees for Environmental Services:

Complete Mold inspection on a home with 1 HVAC system, including up to 4 samples taken (3 air samples) $395 

Combined with a Full Home Inspection and Save $100

Additional samples taken $85
