What Is A Home Inspection
Home inspection is a visual inspection of the components of an entire house, both inside and out.
The inspection is done in accordance with the State of Arizona Standards of Practice for Home Inspectors
The area typically covered in a home inspection includes:
- The foundation, including grading and drainage around the home.
- Concrete surfaces such as driveways, walkways, and patios.
- The structural wall systems and coverings such as stucco, siding, and all trim.
- Windows and doors are checked for proper function.
- Plumbing systems are checked for proper installation and leakage.
- Electrical systems are checked for safety issues according to current industry standards.
- Heating and AC systems are checked for proper function and installation.
- All interior surfaces are checked for signs of structural issues or moisture entry.
- Kitchens and baths- all fixtures and surfaces are checked for proper function and installation.
- Attics are checked for proper insulation techniques, ventilation, structural framing, evidence of moisture, and pest intrusion.
- Roof coverings, underlayment, and all flashings are checked for proper installation and current condition.
- Pools and spas are checked for current safety standards and equipment is evaluated.
All of this is described in a comprehensive report. A report summary brings all of the critical issues and long term maintenance items right up front, making it easy to read. Your inspector will walk you through the home and explain the report findings to you. A home inspection offers peace of mind and can provide a house with a clean bill of health or bring to light important problems which may be defects, safety hazards, or deterioration for example, that require attention and repair.
