Thermal imaging cameras (also known as infra red) are utilized during all inspections. It is not x ray vision. It does not allow us to see inside of walls. It is a camera that creates a picture based on the thermal energy (temperature) being emitted from a surface. With accuracy up to 1/2 degree, we can get a very detailed picture. Using this camera properly requires specialized training and the experience of knowing what may be behind the drywall and how it may affect the image.
We can find active leaks with this because moisture evaporates causing cooling. These cool spots can be found with a thermal imaging camera if the right conditions are present. All suspect areas are then tested with a digital moisture meter. The camera can help us to know the extent of the moisture in a wall or ceiling.
Overheating electrical components can be found if the systems are in use..
Leaking or poorly insulated ductwork can be found in the attic and the pictures give you a good idea of energy loss.
